Airbnb turnover cleaning: separate damage, maintenance and cleaning
A useful Airbnb turnover report separates ordinary cleaning, extra cleaning, damage and maintenance. Ask the cleaner to record what they observe without deciding who caused it or whether Airbnb will reimburse it. The host needs clear evidence and the current platform process, not an unsupported accusation.

Agree on the report before the first turnover
List the standard cleaning tasks and the conditions that require a message before work continues. Identify a contact who can authorize extra time or arrange repairs. Don't leave a cleaner deciding whether a damaged item should be discarded before the host sees it.
Use distinct categories
| Category | Example of a neutral observation |
|---|---|
| Routine cleaning | Dishes and ordinary checkout tasks |
| Extra cleaning | A specific stain or unusual cleanup requiring assessment |
| Damage | A photographed crack, broken component or other observed condition |
| Maintenance | A leak, loose fitting or nonworking item needing attention |
| Missing item | An inventory discrepancy to verify, not an accusation |
Include the room, item and time of discovery. Use a wide photo for context and a closer one for detail where appropriate. Avoid capturing guest documents, faces or other unnecessary private information.
Preserve the difference between observation and cause
“Chair leg is cracked” is an observation. “The last guest broke the chair” is a conclusion that may need other evidence. Keep prior-condition records and maintenance history available before making a claim.
If an item presents a safety concern, keep it out of use and arrange an appropriate assessment. Don't delay safety action just to preserve a photograph or meet the next check-in.
Let the host manage the platform process
Airbnb's host-damage guidance distinguishes some unexpected cleaning or damage costs from normal wear and ordinary checkout cleaning. Coverage, documentation and deadlines are subject to the current terms; a cleaner's report doesn't guarantee reimbursement.
The host should check the applicable process promptly and retain relevant estimates, receipts and communication. The cleaner should invoice the work actually authorized and performed, with extra tasks described clearly.
Improve the next turnover
Review repeated issues such as damaged furniture, unclear inventory or unrealistic cleaning time. Adjust the checklist instead of asking the team to resolve the same uncertainty at every visit.
Use the turnover checklist and turnover time-budget guide. To request cleaning, share the property, schedule, standard scope and reporting expectations. Confirm availability and any extra-work approval process before the first booking.
